The Routinizable Test: Is Your Job AI-Proof?

TL;DR: Ask three questions: (1) Can it be precisely defined? (2) Does it require human relationships? (3) Does it require creative problem-solving? Tasks requiring trust, emotions, and creativity are AI-proof. Routinizable tasks are vulnerable.

Joe Lonsdale has a simple test for whether a job or task is at risk from AI:

"The question is: Is your job routinizable?"

Let us break this down and apply it to real estate.


The Three Questions

To assess any task, ask:

1. Can It Be Precisely Defined?

If the task follows clear, repeatable steps, it is vulnerable.

Examples in real estate:

  • Sending listing alerts - Routinizable
  • Scheduling showings - Routinizable
  • Writing initial property descriptions - Routinizable
  • Handling price negotiations - NOT routinizable

2. Does It Require Human Relationships?

Tasks that depend on emotional intelligence and trust are protected.

Examples:

  • Calming anxious first-time buyers - Requires human
  • Reading a seller's body language during a showing
  • Navigating a divorce sale with sensitivity
  • Building rapport with a new lead

If the task involves building trust, navigating emotions, or accessing human networks, AI cannot do it.

3. Does It Require Creative Problem-Solving?

Novel situations that require judgment stay human.

What Lonsdale Says About Entrepreneurial Spirit

"Go get them... being entrepreneurial, of trying things."

Signs You Are Entrepreneurial (Protected):

  • You create new opportunities, not just process them
  • You adapt quickly to new situations
  • You take calculated risks
  • You are constantly learning and adapting

Signs You Are Not (Vulnerable):

  • You follow a fixed playbook
  • You resist new tools and methods
  • You prefer routine over innovation
  • You are comfortable with how things have always been

The entrepreneurial mindset is AI-proof because it is fundamentally about adaptation, creativity, and human initiative.


The Danger Zone

Lonsdale warns about the comfortable middle:

"The bottom 70% might go away."

This includes:

  • The agent who works leads but does not generate them
  • The agent who follows scripts without personalizing
  • The agent who does okay volume but is not exceptional
  • The agent who relies on processes that can be automated

If your work is comfortable and predictable, it is vulnerable.

The agents who pass the Routinizable Test are the ones who use AI to become irreplaceable.

  • Building deeper client relationships
  • Creating unique value propositions
  • Developing market expertise that AI cannot match
